Guidance notes for prospective purchasers or licensees of amenity land owned by Shrewsbury and Atcham Borough Council

1)
Amenity land can be described as small areas of land, often grassed and unfenced, adjoining houses. The nature of such land varies considerably. Shrewsbury and Atcham Borough Council considers each application on its individual merits. Where land is classified as Public Open Space it is very unlikely that the Council would sell, as this would be to the detriment of the neighbourhood as a whole.

On receipt of your initial request to purchase land or property we will send you a copy of a plan of the area that you are interested in purchasing so that you can highlight the exact site. We will then check to see whether we own the land or property. Alternatively you may check ownership of the site prior to contacting us via -

If we do own the land or property an initial investigation will be carried out to ensure that there are no known Planning, Parks or Countryside related issues that would mean that the sale or license of this site would not be acceptable.

When this investigation is complete we will write to you to confirm whether the sale or licence agreement is acceptable and ask you for confirmation that you wish to proceed with the process.

If you do wish to proceed you should confirm this in writing enclosing a cheque as
deposit for £500, made payable to "Shrewsbury and Atcham Borough Council". This will be held while your proposal is being investigated by other relevant Council Services. If at any stage of the process it is the case that the Council is no longer in a position to sell the site your cheque will be returned to you. If, during the process, you decide to withdraw from it, your deposit will be retained and set off against the Council's administration and valuation costs.

ASSETS AND PROPERTY

If your proposal is approved, we arrange for the land or property to be valued by the District Valuers Office. The Council appoints them as they are an impartial and independent valuer. On receipt of their valuation we will write to you informing you of the valuation for you to consider.
