3.0 Types of Uses

3.1 The site is considered suitable to accommodate a number of uses which could include river related development for employment purposes, an entertainment venue, residential, hotel / leisure uses (including speciality shopping), retail and or office accommodation (of an appropriate scale).

3.2 Residential use would generate relatively low levels of traffic and the location of the site is likely to make it an attractive place to live. The site would also be eminently suitable for Hotel / leisure related uses, including restaurants and small scale speciality shopping, the site is currently the Council’s preferred site for a new entertainment venue. There is an existing boat yard which could be developed further to provide further river related employment opportunities, possibly associated with a marina which would further open up the river frontage. Whilst at present there does not appear to be any demand for new office space in the centre of town, such a use would be considered appropriate. Subject to the details of the development, any of these uses, or a combination of them, would be considered appropriate uses for the site.
